OVERVIEW
The Utilities & Infrastructure Manager is responsible for partnering with the Director, Utilities & Infrastructure to ensure community infrastructure and utilities are operating correctly, efficiently, and in compliance with regulatory requirements. They play a key role in managing small capital projects, managing operational compliance of facilities, and infrastructure upgrades while providing guidance to on-site managers on drinking water, wastewater, as well as regulatory and compliance issues. Overall, they are responsible for setting Sun Communities up for success by providing leadership to operations through standard operating procedures and programs as it relates to utilities.
This position can office out of Florida.
JOB DUTIES
- Coordinates team member selection and development and ensures team members comply with appropriate policies and procedures.
- Adheres to Suns Timekeeping Policy by reviewing, verifying accuracy, approving and submitting direct report(s) time recorded.
- Partners with Team Relations on team member counseling and recommendation of termination when appropriate.
- Conducts team member performance reviews and recommends compensation adjustments.
- Manages small utility & infrastructure projects from development of the project to final sign off.
- Ensures community utilities drinking water, wastewater, and infrastructure are operating correctly, efficiently and in compliance with regulatory requirements.
- Works with community managers, RVPs and DVPs to address and develop solutions for infrastructure and construction issues.
- Manages, reviews and analyzes contract proposals; selects qualified contractors to complete small capital improvements and monitors work progress for timely completion.
- Manages plans and programs for main line flushing, main line valve exercising, and fire hydrant exercising.
- Works with third-party operators to ensure water and sewer plants are operating correctly and in accordance with regulatory requirements; collaborates with operations correct any deficiencies.
- Partners with the Director, Utilities & Infrastructure on larger capex projects as needed throughout the country.
- Collaborates with operations and the Director, Utilities & Infrastructure on upgrades and replacements to water and sewer facilities and infrastructures.
- Reports unresolved non-compliance issues relative to utilities, construction projects and maintenance activities directly to the Director, Utilities & Infrastructure, managers, and RVPs.
- Reviews reporting and compliance documents and creates response letters to the state following required inspections.
- Partners with the Director, Utilities & Infrastructure to help maintain a list of regulatory issues within the Sun portfolio.
- Inspects and monitors construction and utility projects to ensure they are progressing in accordance with plans, specifications, and regulatory requirements.
- Refines and educates operations on standard operating procedures for water treatment plants and waste-water treatment plant facilities.
- Other duties as assigned.
REQUIREMENTS
- Bachelor's Degree in Construction Management or comparable field experience (Required)
- 7 years experience in construction and/or utilities management
- Ability to effectively communicate with both field leadership and senior leadership
- Ability to use Microsoft Office suite (Word, Excel, Outlook)
- Thorough knowledge of and ability to read and understand construction drawings
- Demonstrated ability to manage multiple competing priorities
- Strong organizational skills
- Ability to travel by car or plane with overnight stays as required: 30%
