Building Engineer role is to perform general preventative maintenance and corrective repair of building, systems, equipment, and grounds. Assists in monitoring building system operations and performance. May utilize skills in plumbing, electrical, painting, roofing, heating and cooling. The Building Engineer will be responsible for understanding all applicable client goals and objectives as well as management agreement requirements -- ensuring the team delivers on those requirements.
Responsibilities:
- Perform all necessary mechanical maintenance and operational procedures to assure maximum life and reliability to all mechanical systems.
- Responsible for general maintenance and operational duties which include, but are limited to, performance testing, maintenance, adjustment, and care of the following:
• HVAC equipment including: RTU (roof top unit), SCU (self-contained unit), Chillers, Boilers, Pumps
• HVAC control systems: Knowledge of DDC (direct digital controls) and/or Pneumatic Systems
• Plumbing systems including: Residential and Commercial
• Electrical systems: Resetting breakers, scheduling IR Studies
• Lighting systems and lighting retrofits
• General building systems
• Knowledge of CMMS (Computerized Maintenance Management Software)
• Knowledge of sprinkler systems, fire panels, and fire pumps.
• Performs other duties as assigned. - Enter equipment information in the property’s maintenance record system.
- Participate in company or external educational opportunities offered to enhance the knowledge, skills, and abilities of members of the engineering department.
- Respond to and complete tenant work orders and PMs in CMMS in a timely manner. Typical requests include: light bulb replacement, hot/cold calls, repair locks and doors and miscellaneous requests as required.
- Maintain a neat, professional appearance at all times. Repair or replace damaged uniforms as needed.
- Perform duties within the required time frame as directed by the Chief, Lead or Property Manager.
- Oversee and inspect work performed by outside contractors in compliance with building codes and safety regulations.
- Maintain inventory of lighting, plumbing, HVAC, and other building related supplies and tools.
- Proactively inspect grounds and building appearance and condition.
- The Building Engineer is responsible for the completion of their service requests, preventative maintenance, and inspection work orders are done weekly. Being sure that the action and time taken has been added to each work order. If a work order is not able to
be closed, a note is to be entered into the work order system indicating the reason why. - The Building Engineer is responsible for completing an Overtime Authorization Form for ALL overtime they enter into Dayforce. They will then send it to their Chief Building Engineer for signature.
- The Building Engineer shall look professional and wear the LPC-approved uniform. The uniforms shall be clean, and free from stains, rips,
tears, and wrinkle-free.
