Position Summary
The Assumptions Specialist plays an important role in the organization by performing a variety of activities directly related to the organization’s assumption operations. The role is responsible for processing assumptions applications when changes in property ownership occur. The Assumptions Specialist also creates new Loan Assumption Agreements and follows through with closing procedures.
Compensation
This role is a non-exempt position with a Targeted Salary Range of $23/hr to $26/hr.
Compensation at Guild is influenced by a wide array of factors including but not limited to local and federal minimum wage requirements, education, level of experience, and applicant’s geographical location.
Essential Functions
- Receive assumption applications, review for completeness, date stamp, and upload it to imaging system.
- Perform data entry by inputting application data into the loan production system within compliance timeline.
- Assist Assumption Specialist II/III to mail out initial loan package and disclosures within CFPB requirements.
- Order and inspect for completeness on required documents: Credit report, VOE, SSA-89, title report.
- Assist Assumption Specialist II/III with compiling, sorting, and uploading documents to the VA WBLGY site.
- Respond to name change inquiries /requests by utilizing appropriate letter template based on specific investor type and requirements. Once all required documents are received, process request via internal system.
- Assist Assumption Specialist II/III to mail out the HMDA or NOAT statement timely to meet compliance timeline.
- Answering Assumptions and Name Change emails including inquiries submitted via Smartsheet.
- Follow procedures to ensure compliance with internal business standards and applicable federal, state, local or other regulatory disclosures and requirements.
- Provide support as needed with audits and to department team members.
- Scanning documents to loan file in Blitz imaging system.
- Perform additional duties as assigned by management.
Qualifications
- High school diploma or equivalent required; some college courses/technical training preferred.
- Minimum one year experience of mortgage processing, procedures, and regulations.
- General knowledge of overall mortgage lending process, documents and terminology.
- Prior work experience in consumer relations/customer service positions requiring excellent verbal and written communication skills is preferred.
- Highly organized and detail oriented; ability to work in a fast-paced, deadline-driven environment required.
- Basic math skills required.
- Familiar with basic internet searches.
- 10-key by touch strongly preferred.
- Familiarity with document retention software; Blitzdoc preferred.some knowledge of mortgage processing, procedures, and regulations.
- Well-developed ability to manage multiple tasks/projects and deadlines simultaneously.
- Strong verbal and written communication skills.
- Effective time and resource management.

Requirements
- Work is primarily sedentary; mobility in an office setting.
- Ability to operate standard office equipment and keyboards.
- Frequent use of computer keyboard and mouse.
- Regularly required to accurately perceive, distinguish and interpret information received visually and through audio; e.g., words, numbers and other data broadcasted aloud/viewed on a screen, as well as print and other media.
- Office environment – moderate noise, no substantial exposure to adverse environmental conditions.
- Learn new tasks, remember processes, maintain focus, complete tasks independently, and make timely decisions in the context of a workflow.
- This role requires effective adaptation to workplace stressors, including customer service complaints, security responsibilities, and competing priorities.
- Must be able to adhere to process protocol. Must be able to apply established protocols in a timely manner.
- Work is primarily performed during the business week, Monday - Friday.
